What a Barndominium Kit Really Includes
Barndominium kits are popular with Atlanta-area landowners who want control over the budget, but a kit is only part of a house. A typical kit covers plans and materials for the walls, trusses or frames, siding, roofing and trim. The slab, site work, erection labor, insulation, mechanicals and interior finishes are separate. We supply kits engineered for your site, pour the slab, erect the shell, and finish as much or as little as you want.
Kit prices versus finished prices
An Atlanta cost guide gives a typical range for barndominium kits of about $20 to $35 per square foot for shell materials only, while a finished barndo runs about $73 to $122 per square foot before land and site work. A national guide puts a kit with on-site assembly at $30 to $50 per square foot, still without site prep, foundation, utilities or finishes. Knowing that gap up front prevents the most common budget surprise.
Engineered for the county, not the catalog
A kit has to be drawn for the place it stands. Fayette County lists a 115 mph design wind speed, a 5 psf ground snow load and a 5-inch frost line; Floyd County in northwest Georgia lists an 8 psf snow load and a 12-inch frost depth. Some counties require a Georgia engineer's seal on every sheet of metal building plans and special inspections during erection.
Planning the finish-out
If you will finish the interior yourself or with your own subs, we close the shell in and leave a clean, dry building ready for framing. Interior work is often the longest phase, and self-finished projects can stretch past two years, so we help you set a realistic schedule.
Close it in before the humidity does
A bare metal shell in an Atlanta summer collects condensation wherever warm, humid air meets cold steel, and that water can lead to mold and corrosion around fasteners. If the interior will wait, we recommend at least insulating and drying in the shell so it stays dry while you finish. Research on metal building assemblies found closed-cell spray foam handled moisture well, while open-cell foam against the metal skin tended to saturate.
Comparing kit quotes
Kit quotes are hard to compare because inclusions vary. Some ship with stamped structural plans; others do not. Some include trim, doors and gutters; others list them as extras. We put every quote on the same line-item format so you can see which one is really cheaper.
Barndominium Kit Options
Choose the frame type and how far you want us to take it.
Steel frame kits
Red-iron rigid frames with purlins, girts, wall and roof panels and trim. Good for very wide clear spans such as shops and RV bays.
Post-frame kits
Wood columns on concrete piers with engineered trusses, girts and metal or other siding. Easier to insulate and finish like a conventional house.
Shell-only erection
We pour the slab and erect the kit to a weather-tight shell, then hand it over for your own interior work.
Dried-in package
Shell plus windows, exterior doors, overhead doors and insulation, so the building is closed against humidity before interior trades begin.
Turnkey finish
We take the kit all the way to a finished home with mechanicals, finishes and a certificate of occupancy.
Sealed drawings and inspections
Site-specific engineered drawings and coordination of the special inspections some counties require for steel buildings.

How a Kit Project Runs
1. Size and frame choice
We match a steel or post-frame kit to your plan, spans and budget.
2. Site-specific engineering
The kit is drawn for your county's wind, snow, frost and seismic criteria, with sealed drawings where required.
3. Slab and anchors
Site prep, slab and anchor bolts or post brackets placed exactly to the engineered layout.
4. Delivery and erection
Materials delivered, inventoried and erected, with any county-required special inspections.
5. Dry-in or hand-off
We close the shell in, then hand it over or continue to a full finish-out.

Barndominium Kits Questions
What is not included in a barndominium kit?
Usually the foundation, site prep, erection labor, utilities, insulation, interior framing and all finishes. Some packages include stamped structural plans; check before comparing prices.
Can I put up a barndominium kit myself?
Small kits can be owner-assembled, but larger steel frames need equipment and experience, and some counties require special inspections of bolting and erection. We can erect the shell and leave the interior to you.
Is a steel or post-frame kit cheaper?
Post-frame is often cheaper at 30 to 40 foot widths, while steel pricing moves with steel markets and freight. Steel wins on very wide clear spans. We can price both for your plan.
Will my county accept a kit's plans?
Only if they are drawn for your site. Fayette County, for example, does not allow generic metal building plans once any changes are made and requires a Georgia engineer's seal on each sheet.
How fast does a barndominium kit go up?
Shell erection can take from a couple of weeks to a few months, depending on size and weather. Permits, site work and interior finishing take far longer than the frame.
