A Barndominium in the City of Homes

Newnan's motto is the City of Homes, and barndominium builders here have to respect that. The city still has many pre-Civil War buildings, largely because it was spared during the war, and residents care about how a new house looks from the road. Newnan is the seat of Coweta County, about 40 miles southwest of Atlanta, and the county around it offers the rural acreage that suits a barndo.

Designing for a historic setting

A barndominium does not have to look like a pole barn. Board-and-batten or lap siding on the gable ends, a deep wraparound porch, brick or stone wainscot and standing-seam roofing all help a steel or post-frame home sit naturally among older farmhouses. Inside city limits and in established neighborhoods, design standards and recorded covenants can limit exterior materials, so we review those before choosing a wall system. Out in the county, there is usually more freedom.

Coweta County at a glance

Coweta County covers 446 square miles, of which 441 are land, and lies in Georgia's Piedmont. It was created in 1826, and Newnan replaced the defunct town of Bullsboro as county seat in 1828. Population rose from 127,317 in 2010 to 146,158 in 2020, while Newnan itself went from 33,039 to 42,549. That growth means more subdivisions near I-85 and more competition for open land farther out.

Split between the Flint and the Chattahoochee

The eastern half of Coweta County is in the Upper Flint River sub-basin and the western half is in the Middle Chattahoochee River-Lake Harding sub-basin, both part of the larger ACF basin. Which half your land is in affects where stormwater ends up and which streams and buffers apply. We map drainage paths early so the pad, driveway and septic field all work together.

Piedmont ground

The Cecil series that USDA documents across the Georgia Piedmont is a well-drained soil with a red clay subsoil and bedrock usually more than 60 inches down. Soils like that are generally good for slabs once properly compacted, and their drainage class matters for septic layout. Every lot is different, though, so soil testing comes before a final foundation design.

Climate notes

Newnan's average temperature is about 64.3 F, with winters averaging 45.8 F and summers 79.1 F. Annual rainfall runs about 52 inches. That pattern pushes us toward moisture management: tight air sealing, spray foam or another continuous insulation layer against the metal, and HVAC sized for humid summer loads. The house is built to Georgia's state minimum residential code, currently listed by DCA as the 2024 IRC with Georgia Amendments.

Commuting from a barndo

Interstate 85 passes along the east side of the city with exits 41, 44 and 47, and U.S. 29 runs through the center. Owners can look west or south of Newnan to get acreage and still reach the airport side of Atlanta quickly. A longer drive from the road also means planning the culvert, gravel base and turnaround for steel and truss deliveries.

Newnan Questions

Can a barndominium look right in Newnan?

Yes. Porches, mixed siding, stone or brick accents and standing-seam roofs let a barndo blend with the area's older homes. We check any design standards or covenants first.

Does it matter which side of Coweta County my land is on?

For drainage, yes. The east half drains toward the Flint and the west half toward the Chattahoochee, which affects streams and buffers near your site.

Is Newnan's red clay good for a slab?

Well-drained Piedmont clays generally support a slab when compacted, but we rely on soil testing for the final foundation design.

How close to I-85 can I find land for a barndo?

Closer to the interstate you will see more subdivisions; open acreage is more common farther west and south of the city.
