How Atlanta Barndominium Builders Works
Atlanta Barndominium Builders designs and builds barndominiums, shop houses and post-frame homes on land across Metro Atlanta and North Georgia, from the rolling Piedmont farms south of the city to the foothill lots around Jasper, Dawsonville and Ball Ground.
A barndo here is a Georgia house first. The state's mandatory residential code moved to the 2024 International Residential Code with Georgia amendments on January 1, 2026, and each county runs its own plan review, zoning and inspections on top of that. Septic permits come from the county board of health, not the building department. We sort those pieces out before anyone talks about a final price.
How we work
- Land first. We walk the property, look at the slope, the red clay, the drive in from the road and where a septic field and well could go.
- Permit research for your county. Zoning district, setbacks, plan-review requirements and whether metal siding is allowed where you are.
- Written, line-item estimates. Shell, slab, site work, septic, insulation, mechanicals and finishes listed separately, so you can see where the money goes.
- Engineered structure. Steel and post-frame packages are drawn for Georgia wind, snow and frost criteria, with a Georgia professional engineer's seal where the county requires it.
- A condensation plan. Insulation, air sealing and HVAC sizing chosen for humid Georgia summers, not added as an afterthought.
- One schedule. Site prep, slab, shell, dry-in and finish-out in a written sequence you can follow.
