A Small City With a Very Large Mailing Address
Barndominium builders in Cumming have to sort out one thing early: whether your land is in the city at all. Cumming is the county seat of Forsyth County and its only incorporated city, yet the city proper covers only about 7 square miles and had 7,318 residents in 2020. Roughly 100,000 people in unincorporated areas use a Cumming mailing address. So a Cumming barndo is usually a Forsyth County barndo, and that changes who reviews it.
City lot or county parcel: a side-by-side
- Inside city limits: The City of Cumming's Planning and Zoning Department says it oversees all land use activities within the city, including all commercial and residential construction. It publishes its own residential building permit, insulation affidavit and self-work permit affidavit. Lots tend to be smaller and closer to utilities.
- Unincorporated Forsyth County: County zoning and county permitting apply, and rural tracts are more likely to need septic and possibly a well. These are the parcels where a barndo with a large shop bay usually fits.
We confirm which column your land falls in before a single line is drawn.
Growth along GA 400
The completion of Georgia 400 turned Cumming into a commuter town for metro Atlanta, and the city sits about 39 miles northeast of downtown. Forsyth County grew from 175,511 residents in 2010 to 251,283 in 2020, a 43.2 percent increase, and it was the fastest-growing county in Georgia between 2010 and 2019. For land buyers, that pace means two things. Larger tracts become harder to find as land is subdivided, and neighborhood covenants can limit exterior materials. A metal-sided barndo needs a parcel where neither zoning nor deed restrictions stand in the way, so we look at both before you commit.
Lake Lanier on the east side
Lake Lanier forms Forsyth County's eastern border, and about 30 percent of the lake lies in the county. The reservoir was created by Buford Dam on the Chattahoochee River and is run by the U.S. Army Corps of Engineers, mainly for flood control and water supply; its full pool is 1,071 feet above sea level. Lake-area land is beautiful and in demand, but its value comes with slopes down to the water and Corps-managed shoreline. A barndo on a lake lot is planned around grading, the driveway approach and where runoff goes, not just the view.
Lake levels swing
Lanier has dropped to record lows in drought, falling to 1,050.79 feet on December 26, 2007, and reached a record high of 1,077.2 feet in April 1964. Forsyth County saw severe drought in 2007 and 2008, flooding in 2009 and 2013, and drought again in 2016. We set finished floor elevations and drainage around the high side of that history, not the average.
Two river basins in one county
The eastern two-thirds of Forsyth County drain to the Upper Chattahoochee sub-basin, while the northwestern third drains to the Etowah River sub-basin. Creeks in both basins cut through the rolling land around Cumming. That terrain usually means a cut-and-fill pad, and the cut side of a long barndo needs a plan for groundwater and surface flow before the slab is poured.
Elevation and clay
Cumming sits at about 1,217 feet. Upland soils across this part of the Piedmont commonly have red clay subsoils like the USDA's Cecil series, which is very deep and well drained. That kind of clay holds a compacted slab well. It also erodes quickly when stripped, and near the lake, sediment in the water is something regulators and neighbors notice. Silt fence, a stone construction entrance and fast stabilization are part of the plan.
Codes for a Cumming barndo
Whether the city or the county issues the permit, the house is built to Georgia's state minimum residential code, which the Department of Community Affairs lists as the 2024 International Residential Code with Georgia Amendments, plus the 2015 IECC with Georgia supplements for energy. For a steel or post-frame home in Cumming's humid summers, the energy side deserves the most care: continuous insulation against the metal, tight air sealing and HVAC sized to the actual load, so the shell does not sweat.
Designing for how Cumming households live
With long commutes down GA 400, a barndo can be planned to work as both a home and a weekend workshop: a conditioned shop for projects, a bay for a boat headed to Lanier, and a mudroom between the two. We plan door heights, apron length and turning room for a trailer from the start.

Cumming Questions
My address says Cumming. Does the city issue my permit?
Only if the parcel is inside city limits. The city is small, and about 100,000 people outside it use a Cumming mailing address. Those parcels are in unincorporated Forsyth County, which runs its own zoning and permitting.
Can I build a barndo on a Lake Lanier lot?
A lake lot can work, but the reservoir is run by the Army Corps of Engineers and lake-area slopes can be steep. We plan grading, drainage and the driveway with that in mind.
Will a Forsyth County subdivision allow a metal-sided home?
Some covenants restrict exterior materials. We review the deed restrictions along with zoning before you buy or build.
Can I do some of the work myself inside the city?
The City of Cumming lists a self-work permit affidavit among its residential forms. We can talk through which parts you plan to handle.
