Dallas, Georgia, Not Texas

We are barndominium builders working in Dallas, Georgia, the county seat of Paulding County, roughly 30 miles from downtown Atlanta. It is easy to mix up with the Texas city, but the Georgia version has its own terrain, its own permit counter and its own reasons to build a barndo: room to spread out, a short drive to the metro, and county land that still has some acreage on it.

A county that has more than doubled

Paulding County had 81,678 residents in 2000, 142,324 in 2010 and 168,661 in 2020, and its 2025 estimate is 190,996. The county often ranks among the fastest-growing in Metro Atlanta and Georgia. Dallas itself grew from 11,544 to 14,042 between the last two censuses. Growth like that means new subdivisions with plat-specific setbacks next to older family tracts with almost no restrictions, so the first thing we review is what kind of parcel you have.

What the City of Dallas asks for

The city's residential permit requirements list ten documents and say plainly that review does not begin until every item is in. A few matter a lot for a barndominium:

  • House location plan. A lot survey showing setbacks, watercourses and flood plains, stream buffers, easements, the zoning and planned improvements like driveways and fences.
  • Notice of Intent with Georgia EPD. Lots without a primary permittee file as tertiary permittees with a lot-specific erosion and sedimentation control plan.
  • Trade permits up front. Electrical, mechanical and plumbing applications go in with the building application, and no trade work begins without them.
  • Water and sewer tap fees are paid before the permit is issued.
  • Elevation plans are required for new detached homes in major and minor subdivisions, which is where a metal exterior gets reviewed.

The city also allows owner-occupants of a primary residence to act as their own general contractor with an Owner's Affidavit. Whether you go that way or have us run the whole job, we can prepare the plan set and the site documents the city expects.

Mountains you might not expect

Dallas sits at about 1,043 feet, and Elsberry Mountain, its tallest point, reaches 1,310 feet; Ray Mountain is close behind at 1,252. Across the county, the highest named peak is Vinson Mountain at 1,330 feet. That kind of relief creates beautiful hilltop barndo sites and also long driveways, cut slopes and stormwater that needs somewhere to go.

Where the water drains

The Dallas area falls in the Alabama-Coosa-Tallapoosa River Basin, and its largest creek, Pumpkinvine Creek, is a tributary of the Etowah River. The Tallapoosa River itself originates in Paulding County. Because the city's site plan requirements call out flood plains and stream buffers, a lot that touches a creek needs those lines drawn before we fix the footprint of a shop and house.

Rainfall and heat

Dallas has a humid subtropical climate with about 54.43 inches of precipitation a year, an average annual high of 71.8 F and an average low of 48.3 F. That much rain makes gutters, downspout routing and slab elevation important on a steel building, and humid summers make vapor control and HVAC sizing part of the design, not an afterthought.

Civil War ground

The Battle of Dallas was fought near downtown in 1864, part of the Atlanta campaign alongside New Hope Church and Pickett's Mill. Owners who like history may want a porch with a view of that rolling country, and a barndo's wide gable is a good way to frame it.

Dallas Questions

Can I be my own general contractor on a barndo in Dallas, GA?

The city allows owner-occupants of a primary residence to act as their own GC by submitting an Owner's Affidavit. We can still supply the shell, plans or full build.

What has to be on my site plan for the City of Dallas?

A lot survey showing setbacks, watercourses, flood plains, stream buffers, easements, zoning and planned improvements such as driveways.

My land is on a hilltop near Dallas. Is that a problem?

Not usually, but driveways, cut slopes and runoff take more planning on Paulding County's higher ground.

Do I need an erosion plan for a single lot?

In the city, lots without a primary permittee file a Notice of Intent with Georgia EPD and a lot-specific erosion and sedimentation control plan.
