A Fast-Growing Small City
Barndominium builders have good reason to look at Locust Grove, and the numbers explain it. The city went from 5,402 residents in 2010 to 8,947 in 2020, one of the steepest climbs in the area. It sits in southern Henry County about 35 miles southeast of Atlanta, where Interstate 75 meets Bill Gardner Parkway at Exit 212. The Tanger Outlet Center opened there in the fall of 1994. Away from the interchange, the land around town is still rural, which suits a shop house with room for equipment, a camper or animals.
A Town Named for Trees
The community took its name from a grove of locust trees near the original town site, and the Georgia General Assembly incorporated it in 1893. The city covers about 11.8 square miles. Many lots outside the core are wooded, so clearing, stump removal and haul-off are part of almost every barndo site plan here.
What We Check on a Locust Grove Lot
Jurisdiction
Inside city limits, the City of Locust Grove handles zoning and permits. Outside, Henry County does. Either way we check zoning and any subdivision covenants for rules on metal exteriors, minimum square footage or accessory buildings.
The Henry County sequence
For county land, Henry County issues a land disturbance permit before the building permit whenever 120 square feet or more will be disturbed. The site plan has to come from an engineer or surveyor, and a recorded plat is required for lots outside a subdivision. All of it is submitted through the county's SagesGov portal.
Septic
Most acreage near Locust Grove is outside sewer service. Henry County Environmental Health issues septic and well permits, and a septic permit is part of the building permit package when the home uses a tank.
Wooded Lots and Tree Rules
Henry County's permit packet includes a tree protection affidavit. If you want shade on the west side of the house or a buffer from the road, we mark trees to keep before any clearing starts and fence off their root zones during grading.
Ground and Slab
Henry County lies in Georgia's Piedmont. Common upland soils there, such as the Appling series described by USDA, are very deep and well drained, with a clay subsoil weathered from igneous and metamorphic rock, on slopes up to 25 percent. That makes for decent building ground, but clay holds water at the surface. Our slab details include:
- A compacted, tested pad
- A vapor barrier under the slab
- Thickened edges under walls and at door openings
- Final grade that falls away from the building on every side
Drainage Toward the Ocmulgee
Most of Henry County, including the Locust Grove area, sits in the Upper Ocmulgee River sub-basin, part of the Altamaha River basin. Lots that dip toward a creek may have floodplain or buffer limits, and Henry County's site plan checklist asks for floodplain information, so those limits show up early.
Building for Comfort
Georgia's energy code, the 2015 IECC with state amendments, applies to barndominiums the same as any house, and Henry County uses the Climate Zone 3 table. In practice we use spray foam or insulated panels on the roof and walls, mini-splits or a ducted system sized to the living area, and separate controls for an attached shop.
Commuting
With I-75 at Exit 212, Locust Grove land puts you about 35 miles from Atlanta and within reach of McDonough and points south. We plan driveway width and turnaround space for trucks and trailers, since room for them is a common reason to choose a barndo.

Locust Grove Questions
Is Locust Grove land on sewer or septic?
Inside the city it may be on sewer. Most acreage outside town uses septic, permitted through Henry County Environmental Health.
Do I need to clear the whole lot?
No. We clear only the house pad, driveway, septic area and working room. Henry County's permit packet includes a tree protection affidavit, so we mark trees to keep first.
Will a subdivision near Locust Grove allow a barndominium?
Some covenants restrict metal exteriors or outbuildings. We read the restrictions before design, and exterior options like wainscot or board-and-batten can help.
How do I get equipment and trailers onto my lot?
We design the driveway, culvert and turnaround for the vehicles you actually use, then permit it with the county or GDOT as needed.
