Why Griffin Draws Barndominium Buyers

Barndominium builders look at Griffin because the land around it is still farm and woodland. Griffin was founded in 1840 and named for landowner Col. Lewis Lawrence Griffin; it is the county seat of Spalding County and part of the Atlanta metro area. The city's population has held steady, 23,643 in 2010 and 23,478 in 2020, while Spalding County as a whole counted 67,306 people in 2020. That mix of a stable town and open county land is what makes a shop house or a barndo with a few acres realistic here.

Who Permits Your Build

This is the first thing we sort out. The Spalding County Community Development Office issues permits in unincorporated Spalding County and in the towns of Sunny Side and Orchard Hill. Land inside Griffin city limits goes through the city instead. Acreage outside the city falls under the county, which issues:

  • New residential and commercial building permits
  • Permits for accessory structures over 120 square feet, which covers nearly every detached shop or barn
  • Electrical, plumbing, HVAC and low-voltage permits

The county's checklist for a new single-family residence includes a site plan affidavit and a residential energy code compliance form, and county plan reviewers check the drawings before a permit is issued.

Wind: The January 2023 Tornado

The western part of Griffin was heavily damaged by an EF3 tornado on January 12, 2023. Nobody can promise a building will survive a direct hit, but a barndominium can be built to resist wind far better than a light shed. Our approach:

  • Continuous load path: anchor bolts or embedded posts tied to the slab, frames tied to purlins, purlins tied to roof panels.
  • Fasteners and panel spacing to the design wind speed on your drawings, not the minimum the panel maker allows.
  • Overhead doors with wind-rated tracks and bracing, since large doors are often the weak point.
  • A safe room or reinforced interior space if you want one, planned into the floor plan from the start.

Two River Basins in One County

Spalding County splits between drainage systems. The western part lies in the Upper Flint River sub-basin of the ACF basin; the eastern part is in the Upper Ocmulgee River sub-basin, which drains to the Altamaha. That divide does not change how we frame the building, but it does tell us which creeks a lot drains to and where floodplain checks matter. We pull the flood map for every parcel before we set the slab elevation.

Piedmont Ground

Spalding County sits in Georgia's Piedmont region. Typical upland soils there are deep, red and clay-rich. USDA's Pacolet series, for example, is a very deep, well drained Piedmont upland soil on gently sloping to very steep ground, mostly forested with pine and mixed hardwoods where it is not cleared for hay and pasture. Slopes and clay both affect a barndo: slopes mean cut-and-fill for a level slab, and clay means careful compaction and drainage under and around it.

Septic and Wells on County Land

Rural Spalding lots outside city utilities rely on septic systems, and the system needs health department approval before the building permit moves forward. A soil evaluation decides where the drain field can go. We lay out the barndominium, driveway and any shop around that area and a replacement area, so you are not boxed in later.

Codes Statewide

The Georgia Department of Community Affairs lists the 2024 International Residential Code and the 2015 International Energy Conservation Code, each with Georgia amendments, among the state's mandatory minimum codes. Spalding County's own energy code compliance form is part of that.

The University of Georgia keeps a branch campus in Griffin. Farm and research ground in the area is a reminder that Spalding still has working land, which is exactly the kind of setting a barndominium suits.

Griffin Questions

Does Spalding County require a permit for a detached shop?

Yes, if it is a residential accessory structure over 120 square feet. Almost any shop or barn crosses that line.

Can a barndominium stand up to a tornado like the one in 2023?

No building is tornado-proof, but a properly anchored frame with a continuous load path and wind-rated doors resists wind far better than a light shed. We can also build in a reinforced safe space.

Is my land in Griffin's jurisdiction or the county's?

If it is outside city limits, Spalding County Community Development handles it. We confirm with the parcel record before starting.

What soil should I expect around Griffin?

Usually deep red Piedmont clay on rolling ground. We plan grading, compaction and drainage around it.
