Barndos Between Atlanta and Athens

Barndominium builders know Monroe as a crossroads. The Walton County seat sits about 35 miles from downtown Atlanta and 25 miles from Athens, with Loganville five miles west, Winder 15 miles northwest and Conyers 18 miles south. Monroe was founded in 1818 with the county and named for James Monroe; it is nicknamed the City of Governors for the Georgia governors tied to it. The city counted 14,928 residents in 2020, up from 13,234 in 2010, and Walton County reached 96,673. Much of that county is still open Piedmont land, which makes acreage, more than city lots, the natural setting for a barndo here.

Walton County's Septic Lot Rules

Walton County has a lot-size ordinance for homes on septic that took effect August 18, 2004, and it is one of the first things we check on a Monroe-area parcel:

  • With public or community water: at least 25,500 square feet, all of it usable soil area, and at least 100 feet of width where the septic and replacement systems go.
  • With a private well: at least 51,000 square feet, with 25,500 square feet of usable soil area, and at least 150 feet of width at the system location.
  • A replacement area equal in size to the primary drain field has to stay unobstructed.

The ordinance also limits daily sewage flow per acre (600 gallons per acre per day with a well, 1,200 with public water). For a large barndominium with several bedrooms, that matters.

Land That Does Not Count

Under the same ordinance, some land is excluded from the usable soil area: road rights-of-way, easements that block installation, water bodies, ground with a shallow water table, flood-prone land, and anything within 50 feet of a lake, river, stream or wetland. The county may also require a bigger lot for large homes, pools, outbuildings, slopes over 5 percent, slow percolation or heavy tree cover over the system. A detached shop next to a barndo counts as an outbuilding, so we plan both together.

Well or Public Water?

That choice changes the minimum lot size in half. Before you buy, it is worth confirming whether public water reaches the road. If it does not, the lot needs roughly twice the area to qualify for a septic system with a private well.

Two River Basins

Walton County divides between drainage systems: the western half is in the Upper Ocmulgee sub-basin and the east is in the Upper Oconee, both part of the Altamaha basin. Monroe sits in the middle of the county. Creeks, ponds and low spots trigger the 50-foot exclusion above, so a survey with water features marked helps us place the house correctly.

Slopes and Soil

Walton County is Piedmont country. Typical upland soils like USDA's Cecil series are very deep and well drained, with a red clay subsoil, on slopes up to 25 percent. Since Walton's ordinance can require a larger lot when slopes exceed 5 percent, rolling ground affects both the septic plan and how much cut and fill the slab needs.

What We Build Here

A barndo on Monroe-area acreage can include working space: a shop bay for equipment, a covered porch on the long side, and an open living area. We frame in steel or post-frame, insulate for Georgia's energy code (the 2015 IECC with state amendments), and meet the 2024 IRC with Georgia amendments.
