A Planned City With a Rural Edge

Barndominium builders working in Peachtree City deal with a place that was designed on paper before it was built. In the 1950s developers bought more than 12,000 acres in Fayette County for a planned community; the city was chartered on March 9, 1959 and incorporated in 1962. It grew to 38,244 people at the 2020 census, up from 34,364 in 2010, and today it is the largest city in Fayette County. That history matters for a metal-sided home: most of the land inside the city was laid out as neighborhoods, so owners who want a barndominium on acreage usually need to look just outside the limits or across Line Creek in Coweta County.

Where the Land Is

Line Creek forms the western city boundary and the county line with Coweta. It is a south-flowing tributary of the Flint River, and the city sits in its watershed. On the north side the city borders the Town of Tyrone. Fayette County as a whole lies entirely in the Upper Flint River sub-basin of the Apalachicola-Chattahoochee-Flint basin, so creek-side parcels around Peachtree City all drain toward the Flint.

Before we sketch a floor plan we pin down three things about a parcel: which government issues the permit (Peachtree City, unincorporated Fayette County, or Coweta County), whether a creek or floodplain crosses it, and whether it will run on public water and sewer or a well and septic system.

Lakes, Creeks and Drainage

Water shaped this city. Flat Creek was dammed in 1957 to create Lake Peachtree. Lake Kedron, to the north, is a reservoir owned by the Fayette County authority that feeds Lake Peachtree through Flat Creek. Lake McIntosh, near Planterra, opened for public use in 2013. Lots that slope toward any of these water bodies need a grading and erosion plan that keeps runoff from the slab and the shop doors off the neighbors.

For a barndominium that usually means:

  • Setting the slab high enough that the finished floor sits above the surrounding grade on every side
  • Gutters and downspouts sized for a large, unbroken metal roof
  • Swales that move water around wide overhead doors instead of into them

Unincorporated Fayette: The Permit Path

If your land is in unincorporated Fayette County, the Fayette County Department of Building Safety issues the permit, and its process runs in a set order. Planning and Zoning sets your site plan requirements first. Environmental Health signs off on the septic system, and if you are not on county water, the well location is shown on the Environmental Health permit. Lots outside curb-and-gutter subdivisions need a culvert inspection from Public Works, and a lot on a state road needs a Georgia DOT drive cut permit. Environmental Management wants to hear from you before any clearing or grading happens ahead of the building permit. Plans go in online through the county's SAGES portal, and the county publishes a separate plan requirement sheet for metal and steel buildings, which is the one that applies to most barndominiums.

Septic on Fayette Acreage

Fayette County Environmental Health asks for a soil scientist's report, a site plan that shows the house footprint with dimensions, distances to property lines and the driveway, plus floor plans for every level. The permit covers an initial lot inspection, the system design and a final inspection after installation. We set the barndominium and any detached shop where they leave the drain field and its replacement area clear.

Climate We Design For

Wikipedia's climate table for Peachtree City lists a record high of 104 F and a record low of -8 F, an average daily maximum of 74 F and about 51 inches of precipitation a year. A metal roof in that climate sees long humid summers and real rain. We spec continuous insulation or closed-cell spray foam on the roof deck and walls to stop condensation, and we size the HVAC for the actual conditioned space rather than the whole building footprint when part of it is an unconditioned shop.

Building Codes in Georgia

The Georgia Department of Community Affairs lists the 2024 International Residential Code with Georgia amendments as a mandatory state minimum code, along with the 2015 International Energy Conservation Code with Georgia supplements and amendments. A barndominium is a house under those codes, whether the frame is steel or wood posts.

Getting Around

The city is about 25 miles southwest of Hartsfield-Jackson Atlanta International Airport, with State Route 74 and State Route 54 crossing town and Falcon Field, a general aviation airport with a 5,220-foot runway, on the edge of the city. For owners who commute north, we plan garages and shop bays around daily driving, not just weekend projects.

Peachtree City Questions

Can I build a barndominium inside Peachtree City limits?

It depends on the zoning and any subdivision covenants on the lot. Much of the city was planned as neighborhoods, so we check the zoning and deed restrictions before design starts. Acreage in unincorporated Fayette or across Line Creek in Coweta is often a simpler fit.

Who issues the permit if my land is outside the city?

In unincorporated Fayette County, the Fayette County Department of Building Safety issues it, after Planning and Zoning and Environmental Health have signed off. If the land is west of Line Creek, it is in Coweta County, which runs its own process.

What does Fayette County need for a septic permit?

A soil scientist's report, a site plan showing the house footprint, property line distances and driveway, and floor plans. The county inspects the lot, designs the system and does a final inspection after it is installed.

Does a lot near Lake Peachtree or Line Creek change the build?

Usually it changes the grading and erosion plan and where the slab sits. We plan drainage around the building before pouring anything.
