Why West Georgia Land Suits a Barndo

Carrollton is a natural fit for barndominium builders because the land around it still looks like country. The city is the seat of Carroll County, about 45 miles west of Atlanta, and the county covers 504 square miles, nearly all of it land. Owners come here for acreage, a shop for equipment or a business, and a house that can be built efficiently on a simple steel or wood post-frame.

Two river systems in one county

Carroll County splits between two basins. Its western two-thirds lie in the Upper Tallapoosa River sub-basin of the ACT basin, and its eastern third in the Middle Chattahoochee River-Lake Harding sub-basin of the ACF basin. Inside Carrollton, the Little Tallapoosa River flows through the northwestern part of the city. Low ground along streams is where we slow down and check flood zones; upland tracts away from the creeks are usually where a barndo pad sits most comfortably.

Soils to test before you buy

Soil reports in Georgia's Piedmont sometimes identify micaceous series such as Madison, which USDA describes as weathered from mica-rich rock on Piedmont uplands. Soils like that can carry anywhere from 2 to over 20 percent mica in the subsoil and more in the weathered rock below. Micaceous soil can be harder to compact and can behave differently under a slab than plain red clay. Whatever series turns up on your tract, a soil evaluation for the septic system and a look at bearing conditions for the foundation are worth doing before you close on land.

Rural services

On county land outside the city, a barndo commonly relies on a well or a water line where one exists, plus a septic system approved through county environmental health. The house itself is built to Georgia's state minimum residential code, which DCA currently lists as the 2024 IRC with Georgia Amendments. We check the county's zoning and any recorded restrictions before a design is final.

Weather on record

Carrollton has a humid subtropical climate with about 53.48 inches of rain a year, a mean daily high of 72.8 F and a mean daily low of 49.9 F. The record high is 103 F and the record low is minus 9 F. Snow is unusual, but not impossible: Carrollton picked up 10 to 11 inches on December 8 and 9, 2017. A roof sized only for a typical Georgia winter can still see a load like that, so we follow the code roof loads and do not cut corners on purlin spacing or post size.

Getting around

U.S. Route 27 runs through the center of the city and heads north 9 miles to Interstate 20 at Bremen, with U.S. 27 Alternate and state routes 16, 113 and 166 fanning out to the rest of the county. Wide delivery trucks carrying steel or long trusses need a clear path from those highways down to your site, and we check gravel drives, culverts and turnarounds before materials ship.

A working town

Carrollton had 26,738 residents in 2020, up from 24,388 in 2010, and Carroll County reached 119,148. The University of West Georgia is here, and Southwire, one of the world's largest wire and cable manufacturers, was founded in Carrollton in 1950. A barndominium with office space and a heated shop is a practical choice for tradespeople and small manufacturers who want to work from home.

Carrollton Questions

Does snow load matter for a barndo in Carrollton?

Snow is rare, but the city got 10 to 11 inches in December 2017. We follow code roof loads rather than assuming a mild winter.

Should I test the soil before buying land in Carroll County?

Yes. A septic soil evaluation and a look at foundation conditions can reveal micaceous or wet soils before you commit.

Can trucks reach a rural lot off Highway 27?

Usually, but we check the drive, culverts and turnaround for long steel and truss deliveries before ordering.

Is a shop house allowed on Carroll County land?

It depends on the zoning and any recorded restrictions on the tract. We review both before finalizing the design.
