Small-Town Living With Room for a Shop

Senoia barndominium builders work in a town that has changed quickly. Senoia is in southeastern Coweta County, bordered to the north by Peachtree City in Fayette County, and its population climbed from 3,307 in 2010 to 5,016 in 2020, roughly a 52 percent jump in ten years. The land around town still has room for what a barndo does well: a comfortable house, a serious shop and space between neighbors.

Town lot or county acreage?

Inside the town limits, you will be working with Senoia's own zoning and the character of a compact historic downtown. Out in unincorporated Coweta County, rules come from the county instead, and rural lots usually mean a private well or water line plus a septic system approved through environmental health. Because Peachtree City is right next door in a different county, it is worth confirming which county and which jurisdiction cover a parcel before you fall in love with it.

Gentle Piedmont terrain

Senoia sits at about 889 feet, lower than many of the towns north and west of Atlanta. The surrounding uplands are Piedmont country. The USDA's Appling series is a well-drained Piedmont soil found in Georgia on ridges and side slopes of 0 to 25 percent, with a subsoil of sandy clay to clay that is often strong brown with red mottles. Gentler slopes like that are easier to grade for a large slab, and a shop with a drive-through bay needs a broad, level pad with room for the apron and a turning truck.

Septic layout on a rural tract

A septic drain field needs suitable soil, room and separation from the well, the house and any slopes. We place the barndo, the shop apron and the drain field together on the site plan so no one is fighting for the same patch of ground later. Getting that layout right on paper is far cheaper than moving a drain field after the slab is poured.

Drainage in Coweta County

Coweta County's eastern half lies in the Upper Flint River sub-basin and its western half in the Middle Chattahoochee, both in the ACF basin. Small creeks and low spots on a Senoia-area tract need to be found before the footprint is fixed, so a heavy summer storm runs around the building rather than under the shop door.

A town that ended up on film

Senoia's look has drawn filmmakers for years. Parts of Fried Green Tomatoes, Driving Miss Daisy and the 2011 Footloose remake were filmed in town, and downtown served as the fictional Woodbury in the third season of The Walking Dead, whose main production used Riverwood Studios on about 140 acres outside Senoia. Owners drawn by that small-town feel may want a barndo that looks like it has always been there: a gable porch, warm siding and a metal roof.

Building to code

Every barndominium we build in Georgia is a house under the state minimum residential code, which DCA currently lists as the 2024 International Residential Code with Georgia Amendments. Steel or wood post-frame, the living space gets the same structural, energy and life-safety review as a conventional home.

Senoia Questions

Is my Senoia land in Coweta or Fayette County?

Senoia itself is in Coweta County, but Peachtree City to the north is in Fayette. We confirm the county and jurisdiction from the parcel record.

Will I need a well and septic outside town?

On many rural Coweta County tracts, yes. We plan the drain field and well location alongside the barndo and shop.

Is the ground around Senoia good for a big shop slab?

Gentle Piedmont slopes are usually easier to level, but we still rely on site grading and soil checks before pouring.

Can a barndo match Senoia's small-town look?

Yes. Porches, warm siding and a standing-seam roof help a steel or post-frame home fit in.
