Frequently Asked Questions

Barndominium Builders Questions

Can I build a barndominium in Georgia?

Yes, in many places, but zoning decides it parcel by parcel. Agricultural and agricultural-residential districts generally allow a barndominium as a home, while some residential districts and HOA covenants restrict metal-sided houses. Some counties have changed their codes to address barndos directly; Jackson County amended its development code in December 2021 to allow them. We check the zoning and any covenants before you commit.

How much does a barndominium cost in Atlanta?

It depends on the size, the shell type, the finish level and the land. Septic, a well, clearing and long driveways add cost on rural lots, and none of that shows up in a per-square-foot figure. Our service pages list typical published cost ranges for planning. Your written estimate after a site visit is the actual price.

Do barndominiums have to meet building code in Georgia?

Yes. Georgia's mandatory state codes apply statewide, and the 2024 International Residential Code with Georgia amendments took effect January 1, 2026. Once a building has bedrooms, a kitchen, baths and permanent occupancy, it is permitted and inspected as a dwelling, whatever the frame is made of.

Do I need a septic permit for a barndominium?

If the lot is not on public sewer, yes. In Georgia the county board of health issues a construction permit only after a site inspection of the soil, and no system can be backfilled or used until it passes a final inspection. If public sewer is within 200 feet of the property line, state rules require connecting to it.

Is it hard to finance a barndominium?

It can be. Lenders rely on appraisals, and appraisers need comparable sales nearby; if there are none, the loan can stall. Many lenders do not offer construction loans at all, so it pays to talk with a lender who has closed barndominium loans before you buy land. We do not provide financing, but we give lenders the plans and line-item budget they ask for.

How long does it take to build a barndominium?

One builder's guide puts a typical barndominium at 6 to 12 months from planning to move-in. The shell goes up fast; permits, site prep and interior finish-out take the most time. In busy suburban counties, budget around 90 days from permit application to groundbreaking.

Are barndominiums safe in Georgia storms?

A barndominium is engineered to the design wind speed your county lists, often 115 mph in the metro, the same standard any house meets. No house is storm-proof. The NWS Peachtree City office counts about six tornado days a year in its area, so anchoring, connections and an interior safe room are worth discussing during design.

Steel or post-frame: which is better here?

Both work in Georgia. Steel rigid frames span very wide shops without interior columns and do not rot. Post-frame uses wood columns and trusses, insulates and finishes more like a conventional house, and is often cheaper at 30 to 40 foot widths. We price both when your plan suits either.

Custom Barndominiums Questions

Is a custom barndominium cheaper than a stick-built house?

Not automatically. The shell can go up quickly and cost less per square foot, but slab, site work, insulation and finishes cost about the same as any house. Large open spans and simple rooflines are where barndos usually save money.

Can I add a shop to a custom barndominium?

Yes. Attached shops and large open spans can call for added engineering, and the county may treat the shop and living area differently for fire separation and permits, so we plan it from the first drawing.

Do I need an architect for a custom barndominium?

Not always. Many Georgia counties accept drawings from a designer with a sealed structural package for the frame. Some counties require fuller stamped plans. We confirm what your county wants before design starts.

How long does a custom barndominium take?

Plan on 6 to 12 months overall. Planning, permits and site prep can take several months; the shell itself can go up in weeks, and interior finish-out is usually the longest phase.

Can I build on land with a slope?

Usually. Slope adds grading, retaining or a stem-wall foundation, and it affects where septic can go. We look at it on the site visit and price it on its own line.

Barndominium Homes Questions

Can I change a standard barndominium home plan?

Yes. Moving interior walls, adding a porch or swapping a garage bay is common. Changes to the frame size, openings or loft area usually need the structural drawings updated, which we handle and price on the estimate.

Do barndominium homes appraise well?

It depends on nearby sales. Appraisers compare your home with similar recent sales, and when there are few comparable homes, value can come in lower or a loan can stall. Talk with a lender experienced with barndos early.

What size barndominium home should I build?

Common shell sizes run from 30x40 (1,200 sq ft) to 40x60 (2,400 sq ft) and up, often with part of the footprint used as garage or shop. We help you size the living area to your budget.

Are barndominium homes energy efficient?

They can be. Metal is a poor insulator, so performance comes from the insulation, air sealing and HVAC design. Georgia's energy code applies to barndos like any house.

Can a barndominium home go in a subdivision?

Only if zoning and the covenants allow it. Many HOA covenants prohibit metal buildings. Send us the deed restrictions and we will tell you what they say.

Barndominium Floor Plans & Design Questions

What is the most popular barndominium floor plan size?

Common shells run 30x40, 40x40, 40x60 and 50x80. A 40x60 gives 2,400 square feet, often split between living space and a garage or shop. The right size depends on your budget and how much shop you need.

Can I use a plan I bought online?

Often, as a starting point. Online plans usually need changes for your site, your county's submittal requirements and an engineered frame for local wind, snow and frost criteria.

Do barndominium plans need an engineer's stamp in Georgia?

For the structure, frequently yes. Fayette County, for example, requires a Georgia engineer's seal on each sheet of metal building plans. Requirements vary by county, so we check yours.

How long does barndominium design take?

Planning, quotes and financing typically take one to three months. Simple stock plans move faster; custom layouts with a shop wing or loft take longer.

Can you design a barndominium with a basement?

It is possible, but basements add cost, often $35 to $50 or more per square foot before finishing, and complicate post-frame foundations. A slab on grade is the more common foundation for a barndo.

Barndominium Kits Questions

What is not included in a barndominium kit?

Usually the foundation, site prep, erection labor, utilities, insulation, interior framing and all finishes. Some packages include stamped structural plans; check before comparing prices.

Can I put up a barndominium kit myself?

Small kits can be owner-assembled, but larger steel frames need equipment and experience, and some counties require special inspections of bolting and erection. We can erect the shell and leave the interior to you.

Is a steel or post-frame kit cheaper?

Post-frame is often cheaper at 30 to 40 foot widths, while steel pricing moves with steel markets and freight. Steel wins on very wide clear spans. We can price both for your plan.

Will my county accept a kit's plans?

Only if they are drawn for your site. Fayette County, for example, does not allow generic metal building plans once any changes are made and requires a Georgia engineer's seal on each sheet.

How fast does a barndominium kit go up?

Shell erection can take from a couple of weeks to a few months, depending on size and weather. Permits, site work and interior finishing take far longer than the frame.

Shop Houses Questions

Can I live in a shop house in Georgia?

Yes, if the living area is permitted and inspected as a dwelling and your zoning allows it. Agricultural and agricultural-residential zoning are generally the easiest fit; some residential districts restrict metal buildings.

How big should a shop house be?

A common starting point is 40x60 or larger, splitting space between living quarters and the shop. Your equipment and door sizes decide the shop side; family size decides the house side.

How is the shop separated from the living area?

With a full wall, a solid door and separate heating and cooling, planned on the drawings so the county's plan reviewer sees exactly how the two spaces meet. Keeping shop dust, fumes and humidity out of the house is part of the same design.

Can I park a boat or RV inside a shop house?

Yes. We size the door opening and sidewall height to your tallest vehicle and leave turning room on the drive. Tall doors change the wind loads on the frame, so they are engineered in from the start rather than added later.

Is steel or post-frame better for a shop house?

Steel is the usual pick for very wide clear spans, such as RV and equipment bays. Post-frame is often less expensive at moderate widths and easier to insulate. We price both when either fits.

Can I run a business from my shop house?

That is a zoning question. Some districts allow home occupations with limits on signs, employees and traffic. We check the zoning, but you should confirm business use with your county.

Post-Frame Barndominiums Questions

Is a post-frame barndominium the same as a pole barn house?

They are closely related. Both use widely spaced columns and trusses. A post-frame barndominium is engineered and finished as a full home, and we set the columns on concrete rather than burying them.

How long does a post-frame barndominium last?

Longevity depends mostly on keeping wood dry and off the ground: treated columns, good foundation details and drainage. Rot and termites are the main risks in Georgia, so those details matter most.

Is post-frame cheaper than steel?

Often, especially at 30 to 40 foot widths, though prices vary with lumber and steel markets. Steel is usually better for very wide clear spans.

Can a post-frame barndominium have a loft?

Yes. Lofts and second floors are engineered into the columns and trusses from the start so the frame carries the added loads.

Can I get a mortgage on a post-frame barndominium?

It is possible. Lenders reportedly want posts out of the ground, and appraisal depends on comparable sales nearby, so talk to a lender with barndo experience early.
